- All 13 provinces and territories in the dropdown, provincial base transfer-tax logic where applicable, and editable quotes and overrides for transaction-specific costs.

02 / IN YOUR WORKING WEEK
Put it to work.
- Download and extract the buyer ZIP from Etsy. Upload the XLSX and DOCX files to Google Drive, then open them in Google Sheets and Google Docs.
- Enter your property details in the paper-coloured input cells. Use actual rent evidence, cost quotes and lender terms, and select the relevant province and financing case.
- Check cash needed to close, cash flow after reserve and the return measures. Compare up to three properties using consistent expense and reserve definitions.
- Change the assumptions that are uncertain, verify current local taxes and costs, and confirm financing and tax questions with the appropriate professional before relying on the analysis.
03 / BEFORE YOU BUY
Your questions, answered.
Do I need paid Excel or Word?
No paid software is required for the tested Google Sheets and Google Docs workflow. A Google account is required. XLSX and DOCX files are supplied; desktop Excel and Word were not tested, so desktop parity is not claimed. No macros, VBA or scripts are included.
Is this only for British Columbia?
No. The dropdown includes all ten provinces and three territories. Provincial base transfer taxes calculate where applicable. Confirm municipal taxes, registration fees, exemptions and transaction-specific costs. A zero base transfer tax does not mean a closing has no transfer-related costs.
Can I compare three properties at once?
Yes. Three live property columns feed the linked calculations and the Comparison tab. Ranking is by cash-on-cash return; ties share a rank, and a top-ranked result can still be negative.
Does it include the example properties shown?
No. Listing and website previews use separate fictional properties to show the system working. The buyer analyzer contains no fictional property data. A 5% vacancy default and editable system assumptions are included.
Are CMHC insurance and mortgage approval automatic?
No. Financing modes apply different eligibility and premium rules. Use a lender quote to confirm the actual case. The qualifying-rate calculation is an illustrative scenario, not a lender decision or approval.
Does it calculate rental income tax or CCA deductions?
No. CRA CCA classes are informational only. The tool does not calculate rental income tax, CCA deductions, recapture, rebates or owner-use allocations. Consult an accountant.
How do I read the return measures?
Read the Canadian cash-flow walkthrough and the cap rate, cash-on-cash and DSCR comparison guide linked below. Each measure answers a different question and depends on the inputs.
