Choose the question before the software
Before choosing a system, write the problem in one sentence. “I need to work out my take-home on a deal” is different from “I need to see the year” or “I need to know which client action comes next.”
A larger bundle is not automatically a better starting point. Choose the smallest tool that covers your current need, then add a broader system when you have a reason to use it.
Compare the three options
| Tool | Start here when… | Format |
|---|---|---|
| Commission + Tax Calculator | Your main question is what you expect to keep from a deal, with brokerage information and planning reserves in view. | Excel / Google Sheets |
| Realtor Business OS | You want a spreadsheet view of your business, deals, income and pipeline. | Excel / Google Sheets |
| Notion Realtor OS | You prefer a connected workspace for clients, tasks, deals and planning. | Notion |
Read each product page and current Etsy listing for the included files and setup. A spreadsheet product does not require Notion, and a Notion template is not an Excel workbook.
Think about the weekly habit
A system is useful when you maintain it. If you already review a spreadsheet each Friday, a dashboard may fit naturally. If your daily work begins with a client task list, a workspace may suit you better.
Start with a few current records and one review appointment. Check the inputs against source records, complete any next actions and correct information as deals change. Avoid spending the first week rebuilding years of history before using the tool for a current decision.
Keep one authoritative place for each important record. Copying client actions into several systems creates more checking work and makes it easier to miss a change.
Keep specialist work in its proper place
Planning reserves are not final tax bills. A dashboard is not a substitute for accounting records, brokerage statements or the compliance process your office requires. Use the relevant professional or approved system when the task needs one.
For annual homeowner conversations, the Annual Home Equity Review Kit is a separate workflow with its own report and workbook. For a quick explanation of its underlying arithmetic, try the free equity versus sale proceeds explorer.
