01 / WHAT YOU GET

A useful tool.
A clear place to start.

  • One buyer ZIP contains 18 files: seven editable DOCX documents, ten individual email TXT files and START-HERE.txt. The seven documents total 45 pages in the checked Google Docs layout; editing can change pagination.
  • Eight-page Agent Consultation Playbook: preparation, a guided conversation, next-step routing, eight response scripts and follow-up review checks. Staying or pausing can be useful outcomes.
  • Five-page Homeowner Priorities worksheet: daily life, maintenance, location, community, accessibility features and must-haves, including what the homeowner wants to preserve or has not decided.
  • Eight-page Housing Options Comparison: stay, renovate/adapt, rent and buy. Separate monthly CAD costs from one-time expenses, record sources and unknowns, and document the current preference. All totals are manual; no spreadsheet or financial calculator is included.
  • Four-page Belongings and Service Plan: inventory, furniture-fit questions, provider due diligence, task ownership and permission records. Leave room to decide later rather than treating every possession as a disposal task.
  • Four-page Homeowner-Led Family Meeting: participation and sharing preferences, a gentle 45-minute agenda, concerns and agreed actions. The homeowner's preferences remain central; this is not a legal authority form or capacity assessment.
  • Eleven-page Follow-Up Emails document: ten event-based messages, twenty subject options and matching individual TXT copies. Choose a consultation recap, staying, adaptation, rent/buy exploration, missing-cost, belongings, family-meeting, review-date, consultation or pause message to match the situation.
  • Five-page Canadian Resources and Next Steps: local professional-resource prompts, referral records and official references. Links to separate TrueTakeHome equity and moving tools do not mean those products are included.
  • Canadian context includes condo/strata wording, winter access and maintenance, CAD fields, lender-information questions and local resource records. English-language framework requiring local and brokerage review, not province-specific legal forms or individualized professional advice.
  • Open extracted DOCX working copies in free Google Docs and TXT files in a text editor. No paid software is required for that workflow. Google Docs rendering was checked; separate desktop Word layout certification is not claimed. Buyer client fields are blank and fictional previews are separate.

02 / IN YOUR WORKING WEEK

Put it to work.

  1. Extract the ZIP and read START-HERE and the Agent Consultation Playbook. Upload relevant DOCX working copies to Google Drive and open in Google Docs. Keep a clean master and use approved storage for client records.
  2. Ask what daily life should look like and what the homeowner wants to keep. Select the relevant priorities and comparison pages; record unknowns rather than assuming a move is the chosen outcome.
  3. Compare the options with sourced monthly and one-time costs, then verify the manual arithmetic. Use belongings, service-provider or family-meeting pages only where relevant and with appropriate participation and sharing permissions.
  4. Agree on one action, its owner and preferred review timing. Personalize the matching email, check your brokerage's sending requirements and respect a staying or pause decision. The kit does not send or schedule messages.

03 / BEFORE YOU BUY

Your questions, answered.

What files are included?

One ZIP with seven DOCX documents, ten email TXT files and START-HERE.txt: 18 files overall. Documents cover the agent playbook, homeowner priorities, housing comparison, belongings/services, family meeting, follow-up emails and Canadian resources. They total 45 pages in the checked Google Docs layout.

Does the kit assume the homeowner must sell?

No. It compares staying, adapting, renting and buying and records the homeowner's present preference. Staying, gathering more information or pausing can be the next step. A completed worksheet does not authorize a listing, purchase, renovation or disposal of belongings.

Are there ten emails to send in a fixed sequence?

No. The ten messages are event-based alternatives, with twenty subject choices. Choose the relevant email and personalize it to the agreed next action. They are not a compulsory ten-send campaign or configured automation.

Do the cost worksheets calculate totals?

No. The DOCX worksheets are manual. Enter verified figures, convert annual amounts consistently, separate one-time costs and check your arithmetic. Unknown amounts remain unknown rather than zero. No XLSX workbook, financial calculator or investment-return model is included.

Which software should I use?

Google Docs is the checked document workflow and requires a free Google account. Extract the ZIP, upload individual DOCX files and open working copies in Docs. TXT files open in a text editor. Compatible Word software may be used if available, but separate desktop Word rendering was not certified; pagination may change.

Can the family meeting form decide who has legal authority?

No. It records participation, sharing preferences, concerns and actions. It is not a power of attorney, legal authority form, capacity assessment or substitute for appropriate professional advice and required agreements.

Is this only for BC or for seniors?

No. It is an English-language Canadian conversation framework for living homeowners considering their housing options. Use local condo/strata terms, resources and professional review. No bilingual translation, age-based eligibility rule or province-by-province legal compliance is promised.

Are equity and moving products included?

No. The resource document links to separate TrueTakeHome tools where relevant. The core worksheets can be used on their own. This purchase is not an equity calculator, complete moving timeline or estate/probate package.

Are the fictional homeowners in the downloaded files?

No. Robin, Sam and the green filled answers in the previews are marketing examples. Buyer files contain editable prompts and blank client fields. No real client records or financial outcomes are supplied.

What if a file will not open?

Extract the ZIP first and check the included instructions. If a problem remains, message the shop on Etsy with the filename, application and error text. Do not send client information, passwords or financial records.
