Buyer financing readiness in Canada: what agents should check

Turn “we are preapproved” into a clear record of what is confirmed, what remains conditional and what the buyer feels comfortable carrying.

What does financing readiness mean for a buyer consultation?

Financing readiness means the buyer and their mortgage professional have a current, shared understanding of the borrowing indication, outstanding requirements, access to funds and next review point. For the agent, the task is to record those confirmations and unresolved questions without making a lending decision.

A useful consultation record distinguishes four things: the lender’s current assessment, the household’s comfortable monthly cost, cash available for the transaction, and the steps still needed for the particular property. One “preapproved” checkbox cannot describe all four.

Use this with the Canadian buyer consultation checklist. The editable consultation kit includes a two-page financing checklist and a client-facing monthly-cost worksheet.

Ask what the lender has reviewed, not only what the letter is called

Ask for confirmation of the amount, what that amount represents, the date and remaining conditions. A mortgage amount is not automatically a purchase-price budget; down payment and transaction costs affect the whole plan.

“Prequalification,” “preapproval” and similar labels are not used identically by every lender. FCAC’s preapproval guidance explains that lender definitions and stages vary and that a preapproval is not a guarantee. The property and the borrower may still need further review.

Useful questions for the mortgage professional include: What has been verified? What documentation remains? Has any qualifying-rate assessment been completed? What property assumptions apply? What changes should the buyer report? Do not infer those answers from the document title.

Record preapproval and rate-hold dates separately

Keep a field for the financing indication’s expiry and another for any rate-hold expiry. Confirm what is being held, any conditions and how an extension would work. A held rate is not proof that the property will be acceptable to the lender.

Assign the buyer a next action before the relevant date: contact the lender, provide an outstanding record or ask for refreshed written terms. An agent’s reminder does not extend a lender’s offer. Keep an email reply or other source reference in the approved transaction record.

Work through a complete monthly cost

Fictional household planning example, CAD per month; estimates are not quotes
CostAmount
Mortgage principal and interest$3,100
Property tax$400
Home insurance$125
Condo or strata fees$350
Maintenance reserve$200
Utilities$225
Other recurring costs$100
Total$4,500

The seven amounts total $4,500. The mortgage payment is an assumed fictional figure, not a quoted rate or a payment calculated for an actual property. The table is a manual planning exercise; the DOCX kit is not a calculator.

Use the same monthly period and label the source of each estimate. Do not add property tax again if it is already collected in the entered lender payment. Ask which utilities are included in condo or strata fees before counting them twice. A reserve is a planning amount, not a prediction that repairs will cost exactly that much.

Discuss the household’s other commitments and preferred margin rather than treating the lender’s ceiling as a spending target. A rental investment needs a separate income-and-expense analysis; use the rental cash-flow walkthrough for that question.

Check access to cash as well as its source

Record the down payment source and the date funds can actually be used. Ask the lender what evidence is required for savings, investments or a gift. Confirm the accepted transfer process, account limits and timing through verified channels. A balance on a statement does not establish that a buyer can deliver a deposit at the required time.

Distinguish the deposit, remaining down payment and closing costs so the same funds are not counted twice. Transfer taxes, local additions, legal work, title insurance, adjustments and moving costs depend on the actual purchase. Obtain transaction-specific advice and quotes rather than using a broad percentage as a guaranteed budget.

Keep the consultation sheet to statuses and actions. Financial records and identification belong in the lender’s secure process, not an ordinary recap email.

Treat FHSA and Home Buyers’ Plan withdrawals as questions to confirm

An account balance is not proof of eligibility for a qualifying withdrawal. FHSA and RRSP Home Buyers’ Plan rules differ. Confirm eligibility, timing, documents and the amount available before including a withdrawal in a closing plan. An HBP withdrawal can create repayment obligations.

Use current CRA information on FHSA withdrawals and the Home Buyers’ Plan, along with the relevant lender and tax advice. This guide deliberately does not turn a dated program limit into a promised source of funds.

Finish with the outstanding action, owner and date

A useful note says “Buyer to confirm current lender conditions and expiry before we refresh the shortlist.” It does not say “approved” merely because a conversation sounded encouraging. Record the response and update the search plan if the verified position changes.

Revisit financing before an offer and whenever a material assumption changes. The kit’s financing email is a reminder to confirm current terms, not permission to waive a condition or proceed without advice.
