01 / WHAT YOU GET

A useful tool.
A clear place to start.

  • One ZIP with seven blank DOCX templates, 24 supplied pages in total. Every client fill-in uses a bracketed field; fictional example records are excluded.
  • Two-page pre-meeting questionnaire covering timing, financing, property needs, locations, experience and representation, with notes fields.
  • Six-page agent-facing presentation: a 55-minute meeting script adjustable to 45–60 minutes, discovery questions, four common objections, services, fees and next actions. This is not a slide deck.
  • Six-page client buyer guide covering the journey, financing, monthly and closing costs, local Canadian notes and a 20-term glossary.
  • Two-page needs worksheet with budget comfort, three-neighbourhood scoring, property-type comparison, ranked priorities and viewing readiness.
  • Two-page financing-readiness checklist and three-page offer-process explainer, with lender questions, conditions or subjects, written notices, deposit and possession prompts.
  • Three follow-up emails with subject lines, email bodies under 200 words and three matching short-text alternatives: recap, two-week timing check and financing reminder.
  • English-language Canadian content, with province-adaptation prompts, labelled Ontario and BC notes, current-source links, negotiable-fee wording and no paid software required for Google Docs.

02 / IN YOUR WORKING WEEK

Put it to work.

  1. Download and extract the buyer ZIP from Etsy. Upload the seven DOCX files to Drive, open them in Google Docs and save native copies for editing. A Google account is required.
  2. Adapt local terminology and brokerage disclosures, then send the questionnaire before the meeting. Keep financial statements and identity records in the lender’s approved secure process.
  3. Use the meeting script and needs worksheet together. Record agreed priorities, financing questions, proposed services, fees and the next action with an owner and date.
  4. Replace every bracketed field before sharing client handouts or messages. Verify current local requirements and use your brokerage’s actual agreements and transaction forms.

03 / BEFORE YOU BUY

Your questions, answered.

Do I need paid Word or another subscription?

No paid software is required for the tested free Google Docs workflow. A Google account is needed. The files are supplied as DOCX for upload and conversion. Desktop Word was not tested; desktop parity is not claimed.

Is the presentation a PowerPoint or Canva slide deck?

No. The presentation is a six-page editable DOCX meeting script with a 55-minute agenda, questions, objection notes and decision fields. No PowerPoint or Canva template is included.

What exactly is in the download?

Seven blank DOCX documents in one ZIP: questionnaire, meeting presentation, buyer guide, needs worksheet, financing checklist, offer explainer and follow-up emails. Their supplied layouts total 24 pages. Editing can change pagination.

Will my files contain the example clients?

No. Website and listing previews use separate fictional examples. The buyer files contain bracketed fields for your clients, dates and figures; example files are excluded from the buyer ZIP.

Is the kit only for Ontario or British Columbia?

No. It is an English-language Canadian consultation framework with local-adaptation prompts. Ontario and BC examples are labelled. Check current rules, brokerage forms and terminology for your province and transaction; no universal legal compliance is claimed.

Does it include forms I can use as a representation agreement or offer?

No. It explains conversations and process. Use the actual agreements, disclosures, notices and offer forms required by your brokerage and jurisdiction.

How many emails and texts are included?

Three emails, each with a subject, body under 200 words and a matching short-text alternative. They cover the post-meeting recap, a two-week timing check and a financing expiry reminder. Sending is manual.
