01 / WHAT YOU GET
A useful tool.
A clear place to start.
- One ZIP contains six editable DOCX files totalling 11 pages and one single-tab XLSX review tracker. Buyer client-entry fields are blank; filled fictional previews are separate.
- Three review-request emails for day 0 after closing or key handover, day 7 and a final day-21 follow-up. Check for a review, refusal or unsubscribe before every reminder. No automatic sending.
- Three SMS options: initial request, day-7 reminder and thank-you. Recount after personalizing. The kit uses express SMS consent as its working standard and requires a working identification/opt-out page and monitored STOP number.
- Alternative wording for RankMyAgent, Google and Rate-My-Agent. Choose one suitable destination; the kit does not provide accounts, subscriptions, review links or platform verification.
- A 100-row tracker records the client, closing date, platform, date asked, follow-up stage, review received, rating and notes. Platform, follow-up, received and rating columns have dropdowns.
- Tracker formulas count dated requests and received reviews, calculate the response rate and average valid received ratings. A 30-day unanswered-request highlight is an internal reconciliation cue, not another client reminder.
- Five written review-response templates plus no-public-response guidance for a sixth scenario. A two-page video script includes an invitation, five interview questions, a shot list and an adult recording/publication permission starting form.
- Two pages of general CASL consent, identification and unsubscribe notes. Adapt the actual process to local advice and brokerage policy. No legal certification or guarantee of reviews, rankings, leads or sales.
- Montserrat with navy, gold and paper styling. Free Google Docs and Sheets are the primary tested workflow. No macros, VBA, scripts, paid add-ons or paid software required.
02 / IN YOUR WORKING WEEK
Put it to work.
- Download and extract the ZIP. Upload the DOCX files to Google Docs and the XLSX to Google Sheets, saving native copies if needed. A free Google account is required. Keep a clean master and restrict access to client records.
- Check the actual sender, message purpose, permission evidence and unsubscribe process. Personalize the agent and brokerage details, mailing address, contact and platform link. The tracker is not a consent register.
- Choose one review destination and an appropriate channel. Send manually. Record the date asked, then check for a review, reply or withdrawal before the suggested day-7 and day-21 emails. Do not stack email and text requests.
- Maintain the tracker as outcomes are confirmed. Treat a 30-day flag as an internal review task. Use privacy-conscious response wording; obtain reviewed recording and publication permission before using a video testimonial.
03 / BEFORE YOU BUY
Your questions, answered.
What exactly is in the download?
One ZIP with six DOCX documents, 11 pages in total, and one single-tab XLSX tracker. The documents cover three review emails, three SMS options, three platform variants, video interview and adult permission wording, five written responses plus no-public-response guidance, and CASL notes. The tracker has 100 blank entry rows.
Which software was tested?
Free Google Docs and Google Sheets are the primary tested workflow. Upload the supplied DOCX and XLSX files to Drive and save native copies if needed. A free Google account is required. Desktop Word and Excel were not independently tested, so identical desktop behaviour is not claimed.
Does it send emails, texts or review reminders?
No. You personalize and send every message manually through your approved tools. The workbook does not monitor review websites, sync with a CRM, send alerts or process unsubscribe requests.
Which review platforms are covered?
RankMyAgent, Google and Rate-My-Agent have alternative request wording. Choose one suitable destination and provide your own valid link. Platform accounts, eligibility, subscriptions and verification remain separate from the kit.
What does the tracker calculate?
It counts eligible dated requests and received reviews, calculates received reviews divided by requests, and averages valid 1–5 ratings marked received. A dated request at least 30 days old without a received review is highlighted. Blank dates are not flagged. The flag is for internal reconciliation, not a fourth request.
Does the kit guarantee CASL compliance?
No. Application depends on the actual message, sender, consent and circumstances. The notes are general information. Check your brokerage process and applicable local advice. The kit uses express SMS consent as its working standard and does not create, host or monitor your identification and opt-out process.
Can I use the video permission form unchanged?
Have the starting wording and actual recording/publication plan reviewed for the applicable jurisdiction, brokerage and intended uses. Recording permission, publication permission and consent to electronic marketing are distinct. The adult form is not a legal opinion or electronic-signature service.
Are the fictional clients and 60% response rate in the buyer file?
No. Buyer client fields are blank, with editable placeholders, instructions, formulas and dropdowns retained. The five-row fictional preview has five requests and three received reviews solely to demonstrate 60% and a 4.0 average. It is not a performance claim.
Is this specific to British Columbia?
No. The English-language framework is written for Canadian agents and requires adaptation to the actual jurisdiction and brokerage. It is not a province-specific legal opinion or a French translation.
