BUYER & SELLER FOLLOW-UP / CANADIAN REALTORS

How to reconnect with a buyer whose home search paused

Check what changed before sending another set of listings.

Begin with what you actually know

Read your last conversation before writing a new message. Did the buyer ask for time, change their plans or stop replying after a busy week? Those are different situations.

Use the channel and timing that fit your existing relationship and brokerage process. If they asked not to be contacted, respect that. A template is not a reason to restart contact they have declined.

Ask one clear timing question

SAMPLE WORDING

“When we last spoke, you were taking a break from the search. Has your timing changed, or would you prefer that I check back later?”

This gives the buyer an easy way to clarify their plans. It does not assume that silence means they need more listings or that a pause is an objection you must overcome.

The Quiet Buyer Follow-Up Kit provides a structured starting point. Personalize any wording to the conversation you actually had.

Match the next action to the answer

  • They are ready to restart: Review priorities and timing before updating the search.
  • They need more time: Ask whether they want another check-in and when.
  • Their plans changed: Record the change rather than keeping the old plan running.
  • They do not want further contact: Record and honour that preference.

If financing is part of the change, let their mortgage professional confirm the current position. Do not turn an old pre-approval or a rough estimate into a promise about what they can buy.

Record the agreement while it is fresh

Write down what changed, what you agreed to do and the date. “Reconnect in February if they still want help” is a workable instruction. “Nurture” is not specific enough to act on.

If there is no reply, follow the boundaries and process already established rather than creating a string of increasingly urgent messages. Use your working time to serve people with a clear next step.

For a manageable weekly routine, read how to plan a prospecting week. For past homeowners who want to review their position instead of restarting a search, an annual home review may be a better fit.
