01 / WHAT YOU GET
A useful tool.
A clear place to start.
- One ZIP contains six DOCX files totalling 13 pages and one single-tab XLSX tracker. Buyer property and family fields are blank; filled fictional previews are separate.
- Two-page Executor Intake Checklist gathers documents, professional contacts, property information and urgent questions. Gathering a will or death certificate does not establish authority to sign.
- Estate Timeline has 12 milestone prompts, owner and status dropdowns, manual target and actual dates, notes, a progress count and overdue highlighting. Blank target dates are not flagged overdue.
- One-page Ontario Estate Administration Tax worksheet explains the first $50,000 exemption and $15 per $1,000 or part above it. It is a manual DOCX worksheet, not an automatic calculator. Confirm current rules and the estate value subject to tax.
- Five-page Selling an Inherited Home Guide supports family conversations about authority, preparation, pricing, timing and costs.
- Two-page Professional Handoff records authority and timing questions for the lawyer or notary, tax questions for the accountant, responses and written references.
- Two-page Provincial Notes covers Ontario, British Columbia and Quebec. A separate one-page explainer introduces deemed disposition on death and principal-residence questions without calculating tax.
- Navy, gold and Montserrat styling across the documents and tracker. Free Google Docs and Sheets are the tested workflow; no macros, VBA, scripts, paid add-ons or paid software required.
02 / IN YOUR WORKING WEEK
Put it to work.
- Download and extract the ZIP. Upload the DOCX files to Google Docs and the XLSX to Google Sheets, saving native copies if needed. A Google account is required. Keep a clean master and make a copy for each estate.
- Start with intake and ask the lawyer or notary to confirm the representative, property ownership, signing authority, required evidence and what can happen at each stage. Record advice and unresolved questions in Professional Handoff.
- Adapt the 12 milestone prompts to the actual estate. Enter owners and dates manually; update status as work is confirmed. The tracker does not create legal deadlines, send reminders or authorize the next step.
- Use the family guide and local notes as conversation aids. Review every tax estimate, authority question and proposed transaction date with the appropriate professional before relying on it.
03 / BEFORE YOU BUY
Your questions, answered.
What exactly is included?
One ZIP with six editable DOCX files, 13 pages in total, and one single-tab XLSX Estate Timeline with 12 milestones. Intake is two pages, the Ontario tax worksheet one, the family guide five, the professional handoff two, the provincial notes two and the deemed-disposition explainer one. Filled fictional examples are not in the buyer download.
Which software was tested?
Free Google Docs and Google Sheets are the primary tested workflow. Upload the supplied DOCX and XLSX files to Drive and save native copies if needed. A Google account is required. Desktop Word and Excel were not independently tested, so identical desktop behaviour is not claimed.
Is this useful outside Ontario?
The intake, tracker, family guide and professional questions provide a Canadian framework to adapt locally. Specific provincial notes cover Ontario, BC and Quebec only. The Estate Administration Tax worksheet is Ontario-only. It is not a complete guide to all 13 provinces and territories.
Does the Ontario tax worksheet calculate automatically?
No. It is an editable DOCX manual worksheet. Confirm the estate value subject to Ontario Estate Administration Tax with the lawyer, then work through the stated formula and rounding. It does not calculate income tax or tax on a property sale.
Can I list or accept an offer before probate is complete?
The kit cannot determine that. Ask the estate lawyer or notary for property-specific confirmation of authority and required steps before listing, signing or setting a closing date. Rules, ownership and document requirements differ, including Quebec’s distinct succession and will-verification process.
What does the timeline automate?
It counts milestones marked Complete and highlights an entered target date that is overdue unless the status is Complete. Owners and statuses have dropdowns. All dates, notes and actual progress are manually maintained. It sends no alerts and calculates no probate or tax-filing deadlines.
Does the purchased file contain sample family information?
No. The buyer files contain blank entry fields and editable placeholders. Milestone labels, instructions, reference material and tracker formulas remain. Images on this page show separate, clearly labelled fictional examples.
Does it estimate capital gains or replace professional advice?
No. The deemed-disposition explainer is informational and contains no tax calculation. The documents help gather questions and record professional responses; they do not replace a lawyer, notary, accountant, brokerage procedures or required forms.
